DLG COMPLETES TRANSFORMATION AT HISTORIC 44 HATTON GARDEN

DLG Architects has recently completed a £2.5 million redevelopment of 44 Hatton Garden, a distinctive 1920s Art Deco building in the heart of London, on behalf of its client Kinetic House Ltd.

The imposing Portland Stone fronted corner building at one of London’s most renowned addresses in the Clerkenwell district has been transformed from retail and office use to become retail and residential.The stylish six-storey building has retained its ground and basement floor retail units but now also features a boutique development of ten luxury apartments on the upper levels. Seven of these were sold prior to completion and are now occupied.

DLG was selected for the project because it has a track record of delivering innovative solutions for sensitive and complex buildings, including the award winning Windsor Royal Station and The Light development in Leeds.As the building falls in the HattonGarden conservation area DLG took great care to work with the original structure.Preserving as many of the original features as possible DLG modernised the building whilst incorporating elements of the Art Deco style and the existing vertical circulation core and entrance were sensitively restored.The redeveloped ground floor residential reception area features stone and timber wall panels with timber and glass entrance doors providing a stylish street-level entrance to the residential apartments above.DLG Architects also replaced the original single glassed windows with new steel framed double glazed windows which are in keeping with the original design.

The conversion programme included a small extension to the rear of the building, running from the second to sixth floors.The upper six storey’s contain ten residential apartments – one one-bedroom, seven two-bedroom, and two three-bedroom penthouses.The apartments range between 516-1,216 sq ft, with two fifth and sixth floor apartments featuring 20 m2 of balcony amenity space.Gas flues and ventilation louvers were fed out onto the façade in a clever and stylish way, and DLG upgraded the building’s insulation to comply with modern standards.

We even managed to achieve an EcoHomes BREEAM rating of ‘Very Good’ which is extremely difficult within an existing historic building.”
